Terms & Conditions

Last updated: 22 May 2026

These Terms & Conditions (the “Terms”) govern the rights and obligations between Caseo stay s.r.o., IČO 23536977, DIČ CZ23536977, with registered office at Příčná 1892/4, Nové Město, 110 00 Praha (“Caseo”, “we” or “the provider”), and the customer (“guest” or “you”) when booking and using the short-term accommodation and related services offered through caseo.cz.

By submitting a booking through the website or booking widget, the guest confirms that they have read and agree to these Terms, which form an integral part of the accommodation contract.

1. Definitions

  • Provider — Caseo stay s.r.o., manager and intermediary of short-term rentals on the Costa del Sol.
  • Guest — the natural or legal person making a booking.
  • Property — an apartment, villa or other accommodation unit listed on the website.
  • Booking — a binding order of accommodation for a specific period.

2. Scope of services

Caseo offers short-term accommodation in selected properties and related services (cleaning, key handover, guest support). Bookings are processed online through a reservation system provided by our partner (GuestReady / RentalReady).

Photographs, descriptions and amenities are indicative; minor deviations do not constitute a defect provided they do not affect the use of the property.

3. Formation of the contract

The accommodation contract is concluded when Caseo confirms the booking, normally by sending a confirmation email. Until then the booking is a non-binding proposal.

The guest is responsible for the accuracy of the information provided. Guests must be at least 18 years old and have legal capacity.

4. Prices and payment

Prices include VAT unless stated otherwise and may include a cleaning fee and other mandatory charges disclosed before the booking is completed.

Payment is made online via the secure payment gateway of the booking partner. The specific deposit and balance terms are shown for each property and in the booking confirmation.

5. Cancellations and changes

Cancellations are governed by the cancellation policy shown for the specific property at the time of booking (e.g. flexible / moderate / strict). The version stated in the booking confirmation prevails.

Requests to change dates may be submitted by email; acceptance depends on availability and may incur a fee. No refund is provided for an unused stay unless agreed otherwise.

6. Consumer withdrawal

For accommodation contracts provided on a specific date, the statutory 14-day right of withdrawal does not apply (Section 1837 of the Czech Civil Code; Art. 16 of Directive 2011/83/EU). The cancellation policy in clause 5 therefore applies.

7. Check-in, check-out and house rules

Arrival and departure times and the method of key handover are shown for each property and in the confirmation. The guest must observe the house rules, quiet hours and maximum occupancy.

Smoking, parties and pets are only allowed where expressly stated for the property.

8. Guest obligations

  • Use the property with due care and only for accommodation.
  • Report any damage or defects to the provider without delay.
  • Compensate damage caused by the guest or persons they allowed access.
  • Respect neighbours and local regulations.

9. Liability

Caseo is responsible for providing accommodation of the agreed quality. Caseo is not liable for damage caused by force majeure, the actions of third parties or breach of obligations by the guest.

Caseo is not liable for loss of or damage to the guest's personal belongings unless caused by the provider's fault.

10. Complaints

Any defects in the service must be reported without undue delay during the stay so that they can be remedied. Complaints may be submitted to jsme@caseo.cz. Caseo will handle complaints within 30 days.

11. Out-of-court dispute resolution

The Czech Trade Inspection Authority (www.coi.cz) is competent for the out-of-court settlement of consumer disputes. Consumers may also use the EU online dispute resolution platform (ec.europa.eu/consumers/odr).

12. Personal data

The processing of guests' personal data is governed by the separate Privacy Policy available on the website.

13. Final provisions

These Terms and the contract are governed by the law of the Czech Republic; mandatory rules of the place of performance (Spain) also apply to stays in Spain. If any provision is invalid, the remainder stays in force.

Caseo may amend these Terms; the version effective at the time a booking is submitted applies to that booking.
